The End of the Tenancy

NOTICE

Hamilton Wood will contact you and your tenants approximately two months before the tenancy is due to expire and establish each party's intentions. If the landlord wishes to terminate the agreement the tenant will be informed.

EXTENSIOINS OF TENANCIES

You and your tenants may wish to renew your agreement for a further period, in which case Hamilton Wood will prepare and Extension of Tenancy Agreement for signature.

FINAL INSPECTION

At the end of the tenancy our staff will check the condition of the property and contents with reference to the original inventory. Once the tenant has vacated, we will collect the keys and secure the property. A copy of our final inspection report will be forwarded to the landlord for agreement. If damage is discovered or cleaning is required the relevant work will be carried out and the cost charged against the tenant's deposit.

WEAR AND TEAR

Reasonable wear and tear cannot be charged to the tenant. As you can imagine, in some instance there can be a fine dividing line between damage and wear and tear. In such cases, our experience and professional inventory are invaluable in resolving differences of opinion.
