Looking after
a property can be a time consuming business. The management service is
designed for those who wish to leave all maintenance, supervisory, and
administrative tasks in our hands.
After years of experience we recognise that landlords have differing requirements.
It is essential that our Accounts and Maintenance Forms are completed
prior to letting so that we know exactly what you want us to do for you.
THE INVENTORY
We will arrange for a professional clerk to prepare the Inventory of the
property. This document comprises part of the tenancy agreement and provides
a detailed record of the contents and condition of the property. A specimen
copy of a typical Inventory is available for inspection at our offices.
Many landlords will be surprised at the detail involved. This is essential
to avoid differences of opinion at the end of the tenancy.
INSPECTIONS
A member of our maintenance staff will inspect your property regularly
and a full report will be sent including suggestions for replacements,
repairs or maintenance where appropriate.
MAINTENANCE
Our
maintenance staff based at the Hamilton Wood office, available during
normal office hours to deal with problems that may occur. Faulty washing
machines, leaking roofs, burst pipes - you name it and we have dealt with
it a hundred times before. In addition our emergency contractors are available
to deal with any crisis that might suddenly arise.
Problems
whether simple or serious will be calmly dealt with and efficiently handled
until resolved. Landlords need not worry, as we only use contractors who
have proved themselves to trustworthy and reliable. Costs are kept under
control, as we are unable to negotiate discounted rates due to the volume
of work that we commission.
When
a large item of expenditure is anticipated alternative quotes will be
obtained.
