THE TENANCY AGREEMENT

The length of tenancy will vary according to the requirements of landlord and tenant and the type of agreement being used.

The most favoured type of agreement is the Assured Shorthold Tenancy (AST). This gives the landlord the guaranteed right of possession at the end of any agreed period. However to qualify to be an AST, the tenancy must be for a minimum period of six months.

In general we find that most tenants are looking for a longer tenancy so we therefore recommend a twelve-month contract in most cases with an option to have a Break Clause after the first six months.

We want to find a tenant looking for a home rather than just temporary accommodation.

SIGNING THE AGREEMENTS

The Tenancy Agreement and relevant Notices will be prepared by Hamilton Wood in consultation if necessary with your Solicitors.

The Agreements are carefully worded to protect your interests and are available for inspection by your own Solicitor or Building Society prior to signing if required.

It will be necessary for you to visit our office to sign the Agreement. Alternatively, Hamilton Wood can sign on your behalf, subject to receiving your written authority to do so.

Once the tenants have signed, the first months rent and Deposit will be collected by Hamilton Wood.
